Arden Hills Minnesota is situated 8 miles north of downtown St. Paul and Minneapolis. It is located in the county of Ramsey and occupies about 9.4 square miles with an approximate population of 9,692. Arden hills claims several large companies, numerous small to medium size businesses, and two colleges. . Bethel University and Seminary’s campus is located in the city of Arden Hills. Also, Northwestern College is partially in Arden Hills.

The Twin Cities Army Ammunition Plant covers about one-third of the land area of Arden Hills, which is about 4 square miles in the northern end of the Twin Cities. The US government is expected to release portions of TCAAP for redevelopment over the next couple of decades, depending upon the government’s production needs and site contamination cleanup. This release will have a huge effect on the future and character of Arden Hills. In July 2006 the city put together a tentative agreement to purchase a large part of the plant site for $45 million, which could bring development of 2,400 new homes and 3.2 million square feet of commercial space.

Arden Hills MN Real Estate Market

Arden Hills is a smaller market with little turnover. People like it here. According to Northstar MLS, there were only 24 single family homes that sold and closed in the last half of 2006. The average list price was $397,391 and the average sale price was $387,299. However, it is still possible to get a very nice rambler in the $200’s. All sales were under 600k. There were 7 reported townhome/condo sales for the same period. The average list price was $190,250, and the average sale price was $184,414. The majority of those were side by side units with about 1500 square feet, mostly on Arden Hills Drive. Occassionally you can find lake homes on Lake Johanna, Lake Jospehine, Karth and Round Lake.
