12 Tips for Buying Minnesota Lakeshore

Purchasing real estate is a big decision, but when you are looking at Minnesota lakeshore property, there are other very important things to consider. Purchasing a Minnesota lake home is an important decision, and future value will be determined mostly by the quality of the lake and the lakefront land. Here a few tips that you should keep in mind when you’re looking for the perfect MN waterfront property.

  • Don’t buy any kind of land without setting foot on it first. Of course, this would apply to any real estate purchase. You should take the time to look it over closely and inspect it yourself. Locate a copy of the plat map so you can determine exactly where the lakefront property lines are.
  • Check to see if there are any flood plain restrictions. If you build or buy a MN lake home in a flood zone you may have a tough time getting insurance.
  • Talk to the neighbors. Ask them what they think of the area and the lake. Are they happy with their neighborhood? If they love living on their Minnesota lakeshore property, they’ll tell you – if they hate it, they’ll tell you that too.
  • If you want to build a Minnesota lake home, make sure the lot you’re looking at will support a house of the size and setback you want. What are the shoreline restrictions?
  • If the MN lakeshore property is remote, make sure you know who is responsible for maintaining the road. Many banks require a Road Maintenance Agreement before they will lend on remote property.

  • Lastly, before you make the purchase offer on any Minnesota lakeshore property, always make it conditional on an inspection of the land, its improvements, and on any another specific items if applicable. For example, if you don’t have access to sewage lines, make the offer conditional on your ability to obtain permits for a septic system. And of course, always make your offer contingent on your ability to obtain financing for this Minnesota lakefront property.
