Take a drive down the “old” MN 212 to the famous Lions Tap burger joint, and turn north to go up the hill. Yes, that old artesian well is still there, and people from all over the southern metro still show up with lots of jugs to fill up and take home. Head to the top of the hill, and you will run into a marquis that says ‘Hennepin Village.” In fact, at least one of them says “historic Hennepin Village.” I am not sure how this area is historic, other than perhaps Mr. Woodchuck getting squashed by a builder’s bulldozer in 2005. For as long as I have known this area, there was nothing here except trees, bluffs, and views of the Minnesota River Valley that stretch to infinity. Today, there is a townhome association that enjoys this gorgeous bluff-top spot. Initially, I did not like the idea of this pristine area being conquered by yet another neighborhood of Eden Prairie townhomes. However, when I saw the development, I was delighted with the asthetics, and the fact that it did not detract from the natural beauty of the area.
Currently there are 28 Hennepin Village Eden Prairie townhomes available, going for an average price of $349,224.00 It’s hard to know what to make of this number, because it includes an assortment of styles, and homes with wide variation on views, floorplans, and amenities. However, the vast majority of them (23) are under 400K.
Hennepin Village townhome options include European-style townhomes in the low 200’s, rambler style townhomes that offer all-one-level living, typically in the mid 200’s, some fabulous two story detached MN townhomes with the traditional feel of a vintage two story, some stunning three levels built by Ryland that boast two-story living room ceilings, walkout basements, granite countertops, cherry floors, three bedrooms on one level, and sun porches that overlook wooded areas. On the upscale end of things, there are some incredible luxury Eden Prairie townhomes built by Wooddale builders that are generously appointed with luxury owner suites, gourmet kitchens, formal dining, lower level walkout, and best of all… commanding views of the Minnesota River Valley.
