Many neighborhoods have names like “Oakcreek in the Woods” on “Edgewood Pines,” but when you find them, you can tell that the developer bulldozed every tree down in a quarter mile radius. Makes you wonder how they came up with those names.
Not so in Pinebrook! Pinebrook is adjacent to woods, wildlife and water. The development itself is surrouned by pines and hardwoods, and the common elements are impeccably maintained with excellent landscaping, and nice sized trees planted and cared for by the association. This neighborhood is quiet. The complex is a maze of cul-de-sacs to reduce traffic. Many of the residents of Pinebrook Eden Prairie are avid birdwatchers, and maintain birdfeeders. Sometimes, townhome buyers come to me and ask for a townhome association “with trees” or “in the woods.” If they are looking in other municipalities, these requests are frustrating and futile. But Eden Prairie is fortunate to have its own townhome community graced with trees and woods.
Centex is a nationally known builder known for its unique style. Compared to similarly priced homes built by Pulte and Rottlund, these stand out for added amenities. These units are loaded with plenty of counterspace and kitchen cabinets. Plenty of windows and transoms make the private patios and outdoor scenery more enjoyable. All townhomestyles are slab-in grade two stories with ten foot ceilings, gas fireplace, loft areas, natural oak woodwork, large walk-in closets, attached garages, kitchen, and heavy-duty high capacity GE appliances. Because Eden Prairie water is very soft, water softeners are rare, and were not a standard feature provided by the builder. Pinebrook townhomes were built in 1993 and 1994. Fees in this neighborhood are very low (about 130ish) and include snow removal, lawn care, sanitation, hazard insurance, exterior maintenance, and water/sewer. Compare these fees to some of the older neighborhoods in Eden Prairie. It is important to find a townhome association with low fees, because high association fees can be a big re-sale issue.

The end units feature attached double car garages, true dining rooms, high vaulted ceilings, and large patios, many of which face the woods. The stairs to the second level have a split landing with a very large window to admit more light into the home. All have a very large loft area, and a walk thru master bath. According to the Northstar MLS Eden Prairie townhome stats, there are only two end units available at the time of this post, for an averaged price of $204,450. Finished square footage is roughly 1400.
Dining rooms in end units have ten foot ceilings and walk out to private patios.

Plenty of trees, grass, and wildlife. I have seen pheasants, deer, and many species of songbirds here. The warblers pass through here in the spring on their way to Canada.
End units are characterized by vaults and corner gas fireplaces that really can generate heat in the winter.
One car Pinebrook townhome has the trademark Centex curb appeal.
There are three different floor plans for the interior one car units here. Sizes range from 1160 to 1230 square feet. All units have a private patio that are perfect for BBQ and beer. If you walk through this neighborhood when the weather is good, you will almost always smell some great outdoor grill cooking! At the time of this post, there are only four interior Pinebrook Eden Prairie townhomes available, for an averaged price of $176,150. This means that Pinebrook is one of the nicest, most affordable Eden Prairie townhome options, and the best value in the second and third tier south and west metro suburbs.
Townhome ownership means a chance to be creative with decorating ideas.
Cul-de-sac drives and plenty of trees means this is a quiet neighborhood.
