Hartford Place is a high-demand Eden Prairie neighborhood that enjoys access to Highways 494, 212, 62, and 5. This neighborhood is within easy walking distance of recreation, entertainment, convenience and major shopping at Eden Prairie Center. There is not much turn-over among these units either. According to Northstar Regional MLS statistics, only eleven units sold and closed here in the period between June 1st 2006 and June 1st 2007.
There are a few all-one-level townhouses that are rarely available. In fact, during this same time period, only two one-level living townhomes sold and closed. Yet the demand for units with no stairs is stronger than ever. The average sale price for these homes was $250,450.
Most of the neighborhood is comprised of two-story slab on grade townhomes, with one or two stall garages. The two car end units are slightly smaller than the interior two car units, and the interior two car homes have a very large eat-in kitchen. However, there is usually not much difference in sale prices between the interior and end units. The average sale price for the two car two-story homes was $193,429. The average sale price for one car units was $171,450.
Hartford Place Eden Prairie townhomes are quality built by Pulte. This unit is an exemplary specimen of a two-story slab-on-grade two stall end unit that sold earlier this year.
The two-story end units have a small eat-in kitchen that walks-out to a patio. There is plenty of cabinet and counterspace available, however. Also, there is ample dining area off the end of the living room. Pulte installed Whirlpool brand appliances as standard features when these units were built in the mid 90’s.

Some units have Heat N Glow fireplaces, and some units have none. The benefit of not having a fireplace is the increase in wall space.
One car units offer a very affordable way to get started in a nice home in Eden Prairie.
