Because of the Bloomington Ferry bridge and other highway improvements, the distance for Minneapolis commuters has become a non-issue. Right now, there are excellent opportunities for townhome buyers here. Jordan MN real estate prices are good right now, but don’t dawdle… Scott County is the fastest growing county in the state. However selection is limited.

Not many townhomes in Jordan have been built. In fact, most of them are rather new. At the time of this writing, there are only ten available for sale. Most of them are new, or less than ten years old. There are a handful of two story slab on grade 2 bedroom/ 1 bath/ one garage stall units under 140K that are about two years old. Head out to Wexford square just a bit north of town on Hwy 9 on Bradbury Circle, and you might even find a bigger townhome with two stories PLUS a basement for under 200k. You might even find some with hardwood floors and a fireplace. Fees are about $100 per month, considerably less than most associations in the metro area. GM Land Co developed the assoication on Huntington neighborhood just north of town along Hwy 9 and there are some wonderful one-level twinhomes, if you are looking for a town home without stairs.

The earliest of settlers in Ham Lake Minnesota arrived in 1855. They started a town on the southwest end of a ham-shaped lake, and gave the town a Scottish name Glen Cary, which means “beautiful valley. But their homes burned in a prairie fire in 1857, and the settlers left.

Scandinavians who had difficulty pronouncing Glen Cary changed it to Ham Lake, and the township was organized as a township by Anoka County in 1871.

The Census 1880 counted the population at 253. By 1903, telephone service was available for $6.00 a year. In the 1930s, the Rural Electrification project brought power to everyone in the area. At the time, there was no mail delivery, and mail had to be picked up in Anoka county. One farmer picked up mail for others so often that his farm became the first post office. Up until 1984, Ham Lake MN was served by four different post offices. In 1985 the US postal service consolidated service to the city of Ham Lake via the Anoka Post office.

Commercial and residential development received a boost when Central Avenue was upgraded from a wagon trail through swamp and sand as it was widened, graded, gravelled and eventually paved. Ham Lake became incorporated as a city in 1954. Coon Rapids homes are popular because this is a friendly community that offers excitement as well as the Metro’s gateway to northern Minnesota. There are 850 acres of city parks, two county parks, and Bunker Hills Golf Course. The city name was inspired by racoons living in the area, but a few individuals believe the name carries negative racial connotations. Some individuals think the name makes the town sound like a hick spot in the Boondocks. Efforts to change the name have failed with the City Council several times. District 196 is the fourth-largest school district in Minnesota. It has also received both national and state recognition for its commitment to academic excellence. In 2007, the district received the What Parents Want Award, which is awarded to school districts possessing the qualities which most parents look for in a school district. District 196 has received this award 15 years in a row. In 2006, District 196 was also distinguished as a Gold Medal School District by Expansion Magazine for its success in preparing students for life after graduation. As many as six of the district’s schools have been distinguished as a National School of Excellence since 1987.

In addition to its award-winning schools, the district boasts outstanding students as well. The district’s students have received a large number of academic scholarships. Its students have also earned state and national awards for excellence in academics, athletics, and the performing arts.

District 196 serves students through 18 elementary schools, six middle schools, and four high schools. Recognizing the diverse needs of its student body, the district also offers an alternative high school educational experience at Area Learning Center, as well as a K-12 special education curriculum at Dakota Ridge School. District 196 prides itself on its dedication to meeting the needs of all learners at all grade levels.

Students in junior and senior high have the option of attending the School of Environmental Studies at the Minnesota Zoo. The district also provides an early childhood educational program, geared to providing early educational experiences for children from birth through kindergarten. Open enrollment is available.

The district’s 18 elementary schools serve students in kindergarten through grade five. The average class size at the elementary level is 23 students. The pupil-teacher ratio is approximately 21 students per teacher.
Elementary schools have certified staff to instruct students in art, physical education, music, and the media arts. Approximately 67% of the district’s instructors have earned their Master’s degree.

The district houses students in grades six through eight in one of its six middle schools. Each of the district’s school has high expectations for its students, and the goal is to help each student reach his or her full potential. The average class size at the secondary grade level is approximately 29 students.

Students at the high school level benefit from a rigorous and comprehensive curriculum that is designed to prepare students for the competitive post-graduate world. Students may choose from as many as 24 advanced placement courses to help them prepare for college. Approximately 74% of the district’s students score 3 or above on advanced placement tests. The district has a 95% graduation rate, and 90% of its seniors continue their education in college. The average ACT score for the district is 23.4.

District 196 also offers its students as many as 35 non-athletic extracurricular opportunities, which include the fine and performing arts. Of course, there are also many athletic opportunities to increase student participation. In addition, each high school is equipped with modern computer technology, and nearly every classroom has computer access.

The district also has many community education opportunities for seniors and youngsters alike. From adult basic education and enrichment classes to instruction in early childhood family education, there is something for everybody.

Fridley Minnesota sits north on of Minneapolis and is located on the east side of the Mississippi River. Population is about 27000, hosts about 900 businesses and seventeen churches.
