There is significant submergent vegetation and some gamefish to be found here. The presence of Eurasian Watermilfoil has been confirmed in Lake Susan. The lake gets stocked with walleye fry once a year, but no doubt many of those get eaten by the numerous northern pike that abound in all sizes in the lake. There are also plenty of small sunnies and perch for foraging predator fish. Largemouth bass and black crappie are here in moderate numbers. However, black and yellow bullheads are the predominant species here. Common carp and white sucker have been also reported here.

Lake Susan is conveniently located just south of MN Highway 5 along 101, and to just to the north of Highway 312, and only a short drive from Chanhassen MN. There is a city owned public access on the north shore that offers a concrete ramp

Homes on Lake Susan

In addition to enjoying easy access to the new freeway, homeowners on Lake Susan benefit from being part of the Chaska (ISD 112) School District. Lakeshore always helps maintain property value, but a good school district also adds to re-sale value.

As of this post, there is only one property on Lake Susan, according to the Northstar Regional MLS, priced at about 500k. This is not surprising for a lake of this size. However, if you don’t blink, you might find your ideal Minnesota lake home here. You will find an eclectic mix of home styles here. On the east side along Great Plains Boulevard, you will find mostly homes built in the 1950s, with some newer exceptions. Homes along this stretch have benefited by the fact that Highway 101 has been rerouted to the east, making the neighborhood much more quiet. On the west side, you will find a mixture of split levels, ramblers, and two story homes built in the early 90’s.

This was not always the case; in 1994 a commercial fishing operation removed over 9,000 pounds of bullheads. That’s a lot of bullheads! This really gave the other species a nice “shot in the arm.” Today, there are healthy populations of bluegill sunfish, black crappies, northern pike, and largemouth bass. Some white crappies, hybrid sunfish, and yellow perch can also be caught here. According to the DNR, 25% of northern pike sampled were longer than 25 inches.

Lake Homes

If you want to find a lake home on Rice Lake, you better be vigilant.  This is a hot area for purchasing lakeshore because of the proximity of Interstate 94 and the Minneapolis metro area. Have your checkbook and pre-approval letter handy, because you may have to be very decisive if you want to get lakeshore property here.  According to the Northstar Regional Maple Grove MN MLS at the time of this listing, there were exactly two single family homes for sale on Rice Lake.  Both are under 500k, but don’t hold your breath waiting for prices on Minnesota lakeshore here to get any lower.

Most of the homes here are built in the 1980’s and 1990’s and vary from walkout ramblers to sumptuous two story homes with large heated garages.  There were three lake home sales here in 2007 according to the MLS.  There is not much turnover here.  Average sale price was $424,933.

Mitchell Lake is a smaller body of water just south of Highway 5 and west of Eden Prairie Road, providing the northern boundary for Miller Park. It’s only 112 acres, and is 18 feet at its deepest, so you can only have a 10 hp motor on it. There is a concrete access ramp in Miller Park.

Water clarity is 1.5 to 3 feet deep, depending on your data source. This is not bad, considering that most suburban lakes of this size have a clarity of 1.5 feet or less. There is some bluegreen algae contamination however. To get the blue green algal blooms under control, the city will be considering purchasing or renting Solar Bees. These energy saving devices circulate water to bring harmful blue green algae below the surface, while bringing helpful green algae up to the top. This is important because blue green algae tends to stay on the surface, and prevents the healthy growth of green algae.

The fish do well in this lake, and there is some good smallmouth bass fishing from the shoreline. Also, there are some above-average sized white crappie in this lake. According to the DNR, walleye populations are rather thin. However, I know someone who fishes from shoreline with black leeches and makes claims to catching some respectable walleyes.

Finding Real Estate on Mitchell Lake in Eden Prairie MN

This lake isn’t very large, so finding lakeshore property in this high demand neighborhood is a bit of a challenge. The west side of the lake is bounded by the Shores of Mitchell Lake development, and the eastern side by Weston Bay, Timber Lakes, and Terry Pines Additions. At the time of this post, the Northstar Regional Eden Prairie MLS offers six single family lakeshore homes here; the average asking price is $638,600. The average age built is 1970, although this number is rather meaningless, because it currently includes a low-priced older farm home. Almost all of the homes here were built in the 80’s and 90’s.

Homes for Sale

According to the Northstar MLS at the time of this post (August 23rd) there are 61 homes for sale.  About a third of these are condos, twinhomes, or townhomes,  The bulk of these are luxury condos with fabulous views of Lake Pepin.  The average asking price for condo/townhome units is $380,740, at a cost of about $231/square foot.  You can have a fantastic Lake City MN luxury condo/penthouse with a private deck and million-dollar panormaic views of the river bluffs for under 500K.

However, you don’t have to be rich enough to own a big yacht if you want to live here.  Single family home prices range from about 100k to about 2M.  If you like golf, you might want to look at the selection of newer golf cottages available in the 200’s and 300’s.

Of course, with limited shoreline, and the high demand nature of Eden Prairie real estate and Minnesota lake homes in general, home purchase opportunities will always be limited. However, if you act quickly, you may be able to grab a nice rambler built in the mid 80’s for under 500K. Most homes here are more upscale; according to the Northstar Regional MLS statistics, there there are four single family homes currently available at an average price of $1,239,475. Housing selections on this lake generally include upscale Boulder Pointe estates that were built in the 1990’s and are priced upwards of $1M.

Fishing

For a metro lake, Fish Lake offers some fairly good fishing. The largemouths aren’t especially huge, but they are abundant. If you want to catch some, use some black plastic worms on the northeast end of the lake. You can also catch northern pike by using spoons along the weed opening. The black crappie in this lake are below average in numbers, but above average in size. Fish found in lesser numbers are bowfin, brown bullheads, pumpkinseed sunfish, and hybrid sunfish.

Fish Lake Homes

If you are looking for a lake home but don’t want to have a long commute to the Twin Cities MN metro area, Fish Lake is the place to be. However, if you find lakeshore property that you like, do not dawdle; there are only five single family homes for sale on this lake at this time. According to the Northstar Regional Maple Grove MN statistics, the average asking price is 849,717. The lowest price home on the lake is completely renovated and enjoys a small acreage lot. Most of the properties on the lake were built in the late 1960’s but have been updated with amenities like granite countertops, media rooms, and updated decorating. Most have relatively level lake lots with about 100ft or so of shoreline.

This law has been effective since August 1, 2007 for all newly constructed homes. The law will also become effective for all units in multifamily dwellings on August 1, 2008. The law allows for hard-wired, plugged-in, or battery operated units as long as they are attached to the wall. These devices must conform to UL2034 standards.

Undoubtedly, some sellers will believe that disclosing the lack of alarms in-lieu of installing them would be legally sufficient. If you disclose a problem or hazard, and a buyer of adult age and sound mind is willing to buy the property anyway, what’s the problem? This approach would make sense to most of us. However, lawsuit-happy folks and their scheming attorneys don’t believe in common sense, and the concept of “personal responsibility” is only a vague and esoteric abstraction for them. You can also bet that if someone becomes ill or dies in a home without proper alarms, the lawsuit will name every possible involved party that might have a pocket book. You can bet your booty that the listing agent and the buyer’s agent will be named in the lawsuit. The law does not spell out what the damages should be, but you can also bet that awarded damages will be astronomical.

It’s a good idea to protect your family with these devices, anyway. If you are a seller, your agent should insist that you have properly installed carbon monoxide devices prior to listing the property. If you are a buyer, you should insist that properly-installed alarms are in place prior to closing.
