Maple Grove is a booming third tier community with an eclectic mix of residential real estate opportunities, and is host to a multitude of thriving businesses, entertainment facilities, retailers, restaurants, recreation, and opportunities.
The only people who lived in the area were the Winnebago Indians until 1851, when the area was settled by Louis Grvais. Soon farms, churches, and newly constructed homes dotted the landscape. By 1915, the Great Northern train depot was in full swing, and a cheese factory was constructed.
After World War Two, the population of Maple Grove MN started to boom. The 1880 population was only 1155. By 2000, the population exceeded 54000.
Today, Maple Grove is an economic powerhouse, and is one of the fastest growing communities in the area. Suprisingly, city services are keeping pace with residential and commercial growth. Generally there are about 350-400 single family homes available on the Maple Grove MLS. It is still possible to find some fixer upper split entry homes that were built ihn the 70′s and early ’80′s for under 200k, but they will need a little elbow grease. Many people who are moving to the northwest suburbs will choose Maple Grove over Plymouth and other suburbs because the homes are so much more affordable. But with the tremendous growth occuring along the I94 corridor to St. Cloud, these opportunities won’t last forever.
On the luxury end, Dunlavin Woods contains some 1.4M+ six plus bedroom homes on the north side of Weaver Lake that boast over 6000 square feet, built by Andreen Construction. If you have never seen walnut hardwood floors before (I haven’t) then you should check this out. Alder cabinets are also a unique and unsual upgrade. Townhomes in Maple Grove generally cost a little less than they do in Plymouth and some of the other third tier suburbs, but the location along the Minneapolis-St. Cloud development corridor along Interstate 94 could portend great market potential in the future. Even now, the proximity to 94, 494, and 694 means that many townhome buyers will purchase in the Maple Grove area because of the easy commute to Minneapolis and downtown St. Paul. Quad homes close to Weaver Lake Road offer affordability, huge lawn areas, decks, fireplaces, L-shaped family rooms, trees, and walkouts. Many of these have a large master suite, a large walk-in closet, and a large walk-thru master bath with a 3/4 bath in the basement, frequently with a third bedroom on the lower level, or at least the potential for one. Glen Eagle condos off of 169 on Magda are also available at starter-level prices, but if you are thinking of buying one of these for investments, it is possible that rentals are not allowed, so you might want to check that out first, In any case, you can have a ten day right of recission to review all townhome documents to check out rules on renters, pets, financial status of the association, or other pertinent issues.
Cranberry Meadow Courthomes are some lovely two-story units, with vaults, eat-in kitchen with penninsula, gas fireplaces, second floor laundry, about 1300 square feet, and are conveniently located close to shopping, transportation, and parks. Cedar Ponds two story side by side units are roomy, and have lofts overlooking the living room. Rottlund and Town&Country two story units dominate much of the market in Maple Grove.
