It’s a buyer’s market for all sorts of condos right now, but prices seem to be firming up a bit. If you read anything at all about future projections of demographics, you will realize quickly, that single or two person dwelling units will be the big wave of the future. Aging baby boomers with bad knees will be looking for homes with zero upkeep, heated garages and elevators. The fact that gas prices will probably never go down very much means that a downtown condo in the center of everything makes perfect sense.
At the time of this post, there were 52 Minneapolis condo or townhome properties for sale that could claim a view of the Mississippi River, as indicated by Northstar Regional MLS statistics. There might be more out there considering that most people have a hard time spelling “Mississippi.” If real estate agents misspelled the name of the river when they filled out the waterfront field on the mls input, their condos did not show up in my search. Prices are all over the board on these, and range from124.9k to 2.35M, with an average asking price of about 490k.
There is a glut of downtown Minneapolis condos on the market right now, and condos with Mississippi River views are no exception to this. This could be the best buyers market you will ever see for these types of properties. Currently, there are about a dozen $1M+ downtown Minneapolis condos for sale. Most notable are the Carlyle penthouse units with over 3200 finished square feet, professional kitchens, media rooms, and panoramic views of the Mississippi River. There are also upscale brownstones with award winning Domain architecture, lofts in the historic Whitney building, Stone Arch Washburn lofts with views of the Mills District in downtown Minneapolis. You can find the top end of everything, including sub zero appliances, custom cabs, exposed brick, and exotic hardwood floors. You can expect gracious appointments like granite countertops and a Wolf range. If you are looking for a corner unit with uninterrupted views of the skyline and the river, you will have no trouble finding one. Three thousand square feet of living space is not that unusual, and there are even workshop rooms for hobbyists. Marble baths and private rooftop decks mean Minneapolis condo luxury living at its finest. Are you looking for a place with state of the art exercise rooms? No problem. You don’t have to spend millions of dollars on a Minneapolis downtown condo. There are plenty of units in a price range that is realistic for most of us. If you have less than 200k to spend, you can still find a one or two bedroom unit that is an easy stroll to the Guthrie or the University of Minnesota.
