Oh, and did I mention zero down?  At the time of this post,* Waconia qualifies for a zero down financing program.  No, this isn’t some late-night TV scam created by Carlton Sheets or midget twins.  You do have to have good credit, and they are not going to just give you a Waconia home.  A 50% debt to income ratio probably won’t work either.  This is a bonafide government program administered by the USDA. They want to make sure that they are not going to create more Waconia foreclosures and bank-owned listings.  However it is a truly zero-down program, where seller can pay closing costs.  Income limits are generous, too.

Right now, there aren’t as many bank-owned, foreclosure (lender-mediated) listings as you might think.  The world is getting smaller, and Minneapolis commuters are realizing that a home in Waconia is not at the end of the world, next to a big abyss with smoke coming out of it. The new freeway construction has made commuting to southwest communities much easier.  The city offers excellent schools, the gorgeous Lake Waconia, major shopping venues, and a downtown that is rather quaint.
