If you have been dreaming about owning a Minnesota lake home in Maple Grove but have decided to wait, think again.  When the prices start climbing again, your dreams will turn into regrets very quickly.  The market for Minnesota lake shore has always been limited, especially in the metro area.  Nobody is making any more lakeshore either!

However, the overall slowdown has kept price hikes on lake property temporarily at bay.  But the party won’t last forever.  Weaver Lake sits along the Interstate 94 corridor between Minneapolis and St. Cloud. You would be hard-pressed to find any kind of census expert or municipal planner who thinks there will not be much growth along this stretch.  Add increasing demand to a scenario where the interest rates go back up, and you may just be locked out of the Minnesota lakeshore market for a long, long time.

According to Northstar Regional Maple Grove MN MLS statistics (on 7/31/08) there are only ten Weaver lake lakefront properties available, but the average price is only $727,150! Right now, all of the available listings are under $1M, which is excellent considering the close proximity to Minneapolis that this Hennepin County lake enjoys.  While rising gas prices continue to increase, owning a lake home in Maple Grove looks like an affordable alternative to a long trek up to the Brainerd or Leech Lake area to go fishing every weekend.  If you want to stay under 500k, you can grab a tear-down if you act quickly.  Keep in mind that the real value of almost anything you buy on Weaver Lake will be in the land.  Average year-built is 1978, but many of these beauties are on level lake lots and have been extensively renovated.  There is also a property that has been torn down and recently rebuilt.  The builder is motivated, and has already dropped the price on this property $250K.
